Information about .PDF Contracts and Forms:

PDF is a universal file format that preserves the fonts, images, graphics, and layout of any source document, regardless of the application and platform used to create it. In other words, these contracts and forms will appear and print exactly as you intend anywhere around the world. These contracts and forms can be shared, viewed, and printed by anyone with free Adobe Reader software. Adobe Reader is free software that lets you view and print Adobe Portable Document Format (PDF) documents and fill in Adobe PDF forms, such as the ones on this site. It is important to understand that you cannot save filled in forms with Adobe Reader software. To take advantage of this functionality, you must have the full version of Adobe Acrobat software (www.adobe.com).

In addition, you can secure your contracts and forms so that your client cannot make changes without your prior knowledge if you choose to email your contracts. You can also save and print these forms and fill them in by hand if you so choose.

In order to get started, please read the following instructions:

Step 1: Get Acrobat. You will need either Adobe Acrobat Reader (free) or the full version of Adobe Acrobat in order to get these forms. Click the Reader button to get the free reader. If you are interested in filling in and saving your contracts, then you will want the full version. Click the Adobe Acrobat icon at left or visit www.adobe.com/products/acrobat to purchase the full version. Acrobat comes in Standard ($299.00) and Professional ($449.00) versions. The Standard version is all you will need; the professional version has more design functionality. Visit www.adobe.com for more details.

Step 2: Once you have either version, you can now open and use the forms. The easiest way to accomplish this is to click one of the links at the bottom of the page. Your browser will open Acrobat automatically which in turn will open the contract in your browsing window. You can then save the form to your hard drive.

Step 3: In order to save the form, click the button that looks like a small diskette to save . This is located on the tool bar just above the contract you have opened, not the browser tool bar. Select the location on your hard drive where you would like to save the file (“C:\My Documents\Forms,” for instance) and then click the save button.

NOTE: Do not right click this file and try to save it. It will not work!!!!

Step 4: You now have the contract saved on your computer. In order fill in this contract, you must use Adobe Acrobat or Adobe Acrobat Reader. Remember, with Reader, you can’t save the filled in parts of the contract, only print them. If you try to save in Reader, it will save only a blank contract. It is important to realize that once you fill in the contract, make sure you click the “Save As” option on the File menu so that you can keep using the blank form to fill in (if you’re using the full version of Acrobat).

Step 5: Although you can use Acrobat while it is running in your browser window, we recommend that you close your browser window and then open Acrobat by itself. This will give you a much larger workspace to use the file. You can then open the file you have saved from within Acrobat.

Step 6: In order to go back to the previous page, click the “Back” button on your browser and you will see the list of contracts and forms again. You can then left-click each of the addendums and save them on your computer, (beginning in step 2 above).

Troubleshooting

If you encounter problems obtaining these forms such as:

1) If Adobe Acrobat is not loading try the following:

  • Be patient!! Sometimes the forms will take over a minute to load during busy hours.
  • Make certain that you do not already have Acrobat running in the background.
  • Close other applications that are running on your computer (Adobe Acrobat is memory hungry).
  • Hit the Refresh button to force it to reload.
  • Try again later, the server may be busy. This website gets very heavy traffic between noon and midnight.

The Adobe Acrobat files on this website were made with Adobe Acrobat version 5 unless otherwise noted. It is possible that if you have an earlier version of the Acrobat Reader, the files may not open or they may not work properly. Versions 5 and or six will definitely work correctly. You can upgrade your version of reader by going to www.adobe.com.

2) Adobe Acrobat printing a black background: (Setting change needed)

In the printer settings, choose:

  • Print as an image
  • Be sure "Fit to Page" is also checked

3) If you are getting error messages:

4) If you are getting plug-in failures or plug-in errors:

  • This indicates that there is a problem with your Acrobat Reader. You should reinstall it and make certain to install all of the plug-ins. Note: If you are going to install a new version over an old version it may be necessary to uninstall the old version first. Installing version 5 without uninstalling version 4 often causes problems. Go to the Adobe website to find out for certain.

5) The text does not print, instead it prints little boxes. (Check printer drivers)

  • If you have a new computer but an older printer, you may need to update the printer's drivers.
  • What has changed on your computer? If there have been some changes, you may need to reinstall Acrobat Reader.
